Sydenham Hill Estate Weekly Works Update: w/c Tuesday 22 April 2025

Dear Neighbour,

Please find below the activities that are scheduled to take place from the week commencing Tuesday 22 April 2025 in connection with the Sydenham Hill Estate Redevelopment Project.

Easter Weekend

We will be closed for Easter from the end of the day Thursday 17 April until Tuesday 22 April. Security will be on site and we will have one person in on Saturday to check the apartments for leaks etc; there will be no trades on site.

Monday 14- Thursday 17 April

 Block A

  • Rainwater connections to balconies

  • Curtain walling

  • Corridor ceilings

  • Painting mist coat ground floor entrance area

  • Finishing to corridors & ceilings

  • Floor loadout to 2nd & 3rd floor, install on 1st floor

  • Snagging & finals to all apartments

  • Gable brickwork, 4th floor

Block B

  • Gable brickwork

  • Mechanical testing & sign off, ground floor

  • Doors & skirting, 2nd floor

  • Plastering & mist coat 3rd floor apartments

  • Wall & ceiling closures, 3rd floor

  • Ductwork & pipework installation

  • Mechanical sign off, 4th & 5th floor

  • Lagging & Mechanical & Electrical sign off, 6th floor

  • Tiling to 7th floor roof

  • Completing Air Source Heat Pump connections

Block C

  • Plant connections in plantroom

  • Scaffold Strike to perimeter scaffold & window cleaning

  • Window sill installation

  • Final decoration to ground floor

  • Tiling to bathrooms & kitchens

  • Kitchen installations, 3rd floor

  • Ceiling closures & plastering, 3rd floor

Otto Close

  • Screed ground floor, roof covering & tiling, houses 1-7

  • Installing roof trusses & dormas, houses 8-11

Deliveries

  • There may be a scaffold collection this week – we will let you know if this is likely to block Otto Close at any time.

Notes/Future works

  • Please note that works are scheduled to commence on the ball court area from the week commencing 12 May. This will involve the demolition and reconstruction of the space to create usable under croft car parking and a new play surface for residents. The works are expected to take approximately three months to complete.

  • During the demolition phase, elevated noise levels are expected. Lovell will be engaging directly with nearby residents to discuss potential impacts and the measures in place to minimise disruption.
