Sydenham Hill Estate Weekly Works Update: w/c Tuesday 6 May 2025

Please find below the activities that are scheduled to take place from the week commencing Tuesday 6 May 2025 in connection with the Sydenham Hill Estate Redevelopment Project.

Tuesday 6 – Friday 7 May; Saturday 8 May (08.00 – 13.00)

(Site closed on bank holiday, Monday 5 May)

Block A

  • Lift commissioning

  • Live electrical testing, 1st floor apartments

  • Latex & lino floors, 2nd & 3rd floor

  • Decoration to vaulted ceiling apartments

  • Snagging & finals to all apartments

  • Brickwork to ground floor wall

  • Landscaping works to perimeter

Block B

  • Gable brickwork ongoing

  • Doors & skirting, 4th floor

  • Plastering & mist coat 5th floor apartments

  • Electrical 2nd fix to 5th floor

  • Wall closures, 6th floor

  • Tiling to 7th floor roof

  • Scaffold strike from 4th floor roof

Block C

  • Scaffold Strike to perimeter

  • Window & brickwork cleaning as scaffold is struck

  • Final decorations to various apartments

  • Tiling to bathrooms & kitchens

  • Kitchen installations, various apartments

  • Electrical 2nd fix to 2nd & 3rd floor

  • 2nd floor vaulted ceiling decoration & scaffold strike

Otto Close

  • Zinc to roof dormas & roof tiling; pipework, houses 1-4

  • Zinc & window installation & roof tiling, first fix internal drylining, houses 5-7

  • Completing dormas to rear elevation, felt & batten, houses 8-11

  • Striking internal scaffold, all plots

Deliveries

  • There will be a screed lorry delivering in Otto Close on Saturday 3 May, but is not expected to block the road.

  • There will be a scaffold collection this week – we will let you know if this is likely to block the road.

Notes/Future works

  • Please note that works are scheduled to commence on the ball court area from the week commencing 12 May. This will involve the demolition and reconstruction of the space to create usable under croft car parking and a new play surface for residents. The works are expected to take approximately three months to complete.

  • During the demolition phase, elevated noise levels are expected. Lovell will be engaging directly with nearby residents to discuss potential impacts and the measures in place to minimise disruption. The footpath by the pitch may be closed during these works, but a temporary footpath will be provided so that access is available at all times.
